Project Description

Oak Crest HOA is a 15 building condominium complex located in Castle Rock Colorado.

Loss Details

The property was significantly impacted by a hailstorm occurring on 7/1/16 resulting in extensive damage to asphalt roofs, vinyl windows, gutters, paint, and siding. C3 was referred to the board prior to filing a claim for the loss. Upon inspection, C3 advised that filing a claim would be valid/necessary to repair the property.

Business Challenges

The largest challenges with this specific loss were founded in the scheduling of on-sit visits with the carrier and their third-party consultants. Making sure that everyone was aware of our presence for at least 4 trips to look at the buildings was a challenge. Scheduling in timely manner to ensure expedient inspections of damage was critical.

Solutions

Staying on top of scheduling, especially when the carrier enlisted an engineer, was important. These inspections generally take multiple days and require a thorough inspection of each building. Beyond that, our involvement from the beginning of the claim and our ability to set/condition the expectations of the carrier and their representatives, rather than have to work to change their position benefitted us and ultimately the board greatly.

Results

C3 Group was able to secure a final settlement of $758,500.08. C3 was able to fully settle this claim without having to go through an appraisal or litigation, in just under 3 months.

Key Takeaways

Having a representative with policy, material, and labor knowledge setting the expectation of what a loss is prior to a carrier doing so is a massive advantage in attaining a desirable claims outcome. Rather than have to provide substantive evidence to change an established, documented position, a competent PA can set that position and force the carrier to explain why they believe it to be incorrect.
